What the Wet Season Actually Does
Townsville's wet season involves extended periods of high humidity, significant rainfall events, the possibility of cyclonic conditions, and the sustained atmospheric pressure that accelerates deterioration of building materials, seals, and drainage systems.
A property that is not prepared for the wet season will show it. Gutters that have not been cleared will block and overflow. Roofs with minor issues will develop significant ones. Mould that is manageable in the dry season becomes aggressive in sustained humidity.
The October Preparation Window
October is the optimal month for wet season preparation. The dry season is ending, conditions are still manageable for outdoor work, and any issues identified can be addressed before the first significant rainfall.
A wet season preparation inspection should cover: roof condition and any visible deterioration, gutters and downpipes cleared and free of debris, external seals and weatherproofing around windows and doors, drainage around the property, air conditioning maintenance and filter cleaning, and any external structures that may be vulnerable to strong winds.
Communicating with Tenants
Tenants should be informed of the approaching wet season and reminded of their responsibilities: reporting any leaks or water ingress immediately, not blocking drains or drainage areas, ventilating the property to reduce humidity-driven mould, and understanding what constitutes an urgent maintenance issue.
