Tax Time Checklist for Townsville Property Owners

The end of the financial year is the moment when being organised about your rental property pays off. Here is what Townsville landlords need to have ready.

What You Can Deduct

Rental property owners in Australia can claim a wide range of expenses against their taxable rental income. The most significant include property management fees, repairs and maintenance carried out during the year, landlord insurance premiums, council rates, water charges where the landlord pays them, loan interest, and accounting fees related to the investment.

The distinction between repairs and capital improvements matters. A repair restores something to its original condition and is deductible in the year it occurs. An improvement enhances the property beyond its original state and must be depreciated over time. Getting this wrong is a common audit trigger.

Depreciation Is Often Overlooked

Many Townsville property owners claim the obvious cash expenses but miss depreciation, which can be a significant deduction on newer or recently renovated properties. A depreciation schedule prepared by a registered quantity surveyor identifies the depreciable value of the building structure and qualifying plant and equipment items such as air conditioning units, hot water systems, and floor coverings.

The cost of a depreciation schedule is itself a tax-deductible expense. For properties built after 1987 or those that have had significant improvements, the annual depreciation deduction can often exceed a thousand dollars.

What to Gather Before Seeing Your Accountant

Your property manager's end-of-year financial statement is the most important document you need. It should show a full summary of all rent received and all expenses charged across the financial year. Keep all invoices for work done directly, insurance renewal documents, and loan statements showing interest paid.

If you made any capital improvements during the year, keep the invoices separately and flag them specifically for your accountant. The same applies to any items purchased specifically for the property.
